WHY BROKEN BOW / HOCHATOWN?
Broken Bow/Hochatown, Oklahoma is one of the top twenty best places in America to invest in a short-term rental property according to AirBnB and VRBO. It’s a booming vacation town only three hours away from the DFW area, growing at an astonishing rate. There are over 3,500 luxury vacation cabins in Broken Bow but the area is said to more than double and will be unrecognizable in the next 5 to 10 years. Broken Bow, Oklahoma has been said by many deep pocketed commercial developers, it will be the next Branson Missouri or Smokey Mountains. The area is an outdoorsman ‘s paradise. It has some of the best fly fishing in the country off the Upper and Lower Mountain Fork River. The gorgeous and pristine Broken Bow Lake has natural shorelines unencumbered with the sights and sounds of any evidence of society. This boom town sits in Oklahoma’s most southeast county, at the beginning of the Ouachita Mountains extending up into the Ozark Mountains. Most people know of the area as Broken Bow, but the luxury cabins are located a few miles north in the town of Hochatown, which is also referred to as Beavers Bend State Park. Hochatown boasts local breweries, wineries, an 18-hole golf course, local restaurants, rivers that rival Colorado, horseback riding, ATV rentals, boat and Jet Ski rentals, kayaking, canoeing, zip lining, go-carts, petting zoos and soon to be a Safari Park. What’s even more exciting is that the Choctaw Nation purchased 700 acres in the heart of Hochatown and have begun building their next casino, “The Landing ''. The casino will be a resort hotel, with a water park, and a concert venue for top artists. Cabin investors will certainly benefit when its doors open in 2023. It will draw many visitors to the area that might normally visit other casinos.
NEW CONSTRUCTION:
Kelli encourages investors not to ignore newly constructed, unfurnished cabins. Some of the builders often know they are leaving money on the table giving the investor instant equity. There are many interior designers, furniture stores, and people willing to help get a cabin “rent ready”, spanning from the inexpensively to those that will spare no expense. The citizens in the local communities have succeeded in finding the needs of cabin owners and providing them with just about any service an investor could have.
MCCURTAIN COUNTY, AN OPPORTUNITY ZONE:
Another fabulous aspect of investing in Hochatown is that McCurtain is deemed an Opportunity Zone. Before you jump into another 1031 Exchange, it would be wise to explore the tax benefits of improving a property from an Opportunity Zone Fund. INFRASTRUCTURE:
Until recently, infrastructure was not on the radar at the State, County, and local level. Within the last year new and necessary projects have begun to support the framework of the quickly growing tourist town. The state highways from the DFW to Hochatown are expanding. The Oklahoma Department of Transportation will soon be starting a major project expanding the main highway that runs through Hochatown and adding at least four traffic lights in town. The McCurtain County Municipal Airport has been under construction for the last three years to support the number of vacationers, real estate, and commercial investors as well as developers arriving by private jet.
